Cost-Plus Without the Grey Areas: How Falcon Heights Keeps Custom Home Budgets Clear & Current

If you’ve been researching the idea of building a custom home or doing a whole-home renovation, you’ve likely seen the term “cost-plus” pop up. For some, it might sound like flexibility and fairness. For others, it might raise alarm bells about fiscal uncertainty and scope creep.

What Cost-Plus Actually Means

At Falcon Heights, cost-plus is a structured, transparent approach that gives clients like you -full visibility- into your budget while allowing project decisions to be made at the right time. Our systems are designed to remove any and all grey areas, giving you confidence, even when the unexpected could arise.

In the simplest terms, our cost-plus model means clients are billed for actual labour (with no markup), and materials, subcontractors, and project costs, which include a clearly defined, pre-set markup percentage.

Not to be thought of like an open tab, your project’s budget is detailed, traceable, always viewable and backed by documentation.

Starting with the LOE: Why Pre-Construction Letters Matter

Before construction even begins, we ask clients to sign a Letter of Engagement (LOE). This covers the early phases of planning: budgeting, coordination, engineering, permitting, and alignment between all moving parts.

The LOE protects your investment from the start while allowing our team to contribute to a buildable, high-performing home design that aligns with your vision, budget, and priorities before contracts are signed.

Changes Don’t Mean Chaos

No matter what phase changes may happen in, our system makes them manageable by allowing minor changes to move forward with verbal approval plus clear written documentation that outlines any impact on budget or schedule.

Alternatively, larger scope changes are documented and approved in writing before any of their work begins.

Either way, you’re never, ever left wondering what’s been agreed upon, what’s changing or what it’ll cost.

Real-Time Transparency At The Click of a Button

Through our Project Portal (powered by JobTread), you get full access to your build in real time:

  • Line-by-line budget, including all approved changes
  • Change orders and approvals
  • Daily activity logs
  • Construction schedule
  • Drawings and specs
  • Centralized communication

This is especially helpful for busy professionals, clients who live out of town or simply want to be hands-off at any given, or all, time.
