The home sits gracefully within natural mossy rock formations and lush native landscapes, offering expansive views across forest canopies and distant ocean vistas. Careful site planning minimized ecological disruption, preserved native vegetation, and integrated seamlessly with existing topography.

The Perch home blends sophisticated modern luxury with tranquil, natural serenity. The interior ambiance is calming yet masculine, defined by clean lines, rich wood tones, and a balanced palette of muted colours and textures. The deliberate arrangement of windows and outdoor spaces ensures continuous connection to the peaceful forest environment, cultivating a profound sense of calm, seclusion, and harmony with nature.

Architectural & Interior Design

The residence showcases contemporary architecture featuring three distinct wings connected by loggias—covered walkways designed to evoke outdoor pathways. These pathways create immersive transitional spaces, offering deliberate connections between indoor comfort and natural surroundings.

The interiors emphasize open-concept living, dining, and kitchen spaces flowing seamlessly into private quarters. Vaulted ceilings crafted from tongue-and-groove hemlock with exposed beams accentuate the volume and natural warmth of the home. A striking central see-through fireplace of stone, architectural concrete, and steel anchors the main living areas, enhancing visual connection and intimacy.

The primary suite provides complete privacy, separated by a unique angled loggia, and features expansive glazing, a custom maple feature wall, and direct patio access. The ensuite includes luxury details such as a deep soaking tub framed by forest views, floating vanities with integrated lighting, and carefully selected high-quality finishes.

Materials & Finishes

Exterior materials blend textures seamlessly: stucco, architectural concrete, structural steel, yellow cedar accents, and hemlock soffits complement the natural environment. Interiors feature wide-plank engineered oak flooring, large-format porcelain tiles transitioning seamlessly indoors and out, custom maple cabinetry, concealed storage solutions, and flawless millwork. Durable, low-maintenance finishes ensure the home remains timelessly appealing.

Outdoor Living & Landscape

The property offers extensive outdoor living spaces, including four patios, each featuring a fireplace and comfortable seating to accommodate varying seasonal exposures. A heated outdoor dining area adjacent to the kitchen encourages year-round enjoyment. Additional highlights include a rooftop belvedere with panoramic ocean views accessible via elevator, a sunken rooftop garage patio, and a suspended pedestrian bridge connecting the home to a 6-kilometre network of forest trails and a picturesque cedar gazebo.

Energy-efficient systems include a high-performance heat pump and air handler providing both heating and cooling, triple-glazed windows, hybrid insulation systems, automated blinds, and energy recovery ventilators (ERVs) equipped with HEPA-13 air filtration for outstanding indoor air quality.

Renewable energy integration is substantial, featuring an 11kW photovoltaic solar array coupled with three Tesla Powerwall V3 battery storage units. Automated systems optimize energy use throughout the home, balancing comfort and efficiency seamlessly.

Water & Sustainability Measures

Water management includes large cisterns for rainwater harvesting dedicated to irrigation and fire suppression, complemented by potable water storage sourced from an independent on-site well. Native landscaping reduces overall irrigation requirements, further supporting water conservation objectives.

Throughout construction, sustainability was prioritized, including reusing excavated bedrock for landscape and hardscape elements. Monthly biological monitoring ensured minimal ecological disturbance, safeguarding local flora, fauna, and sensitive wetlands.

Accessibility & Special Features

Universal accessibility was a key design priority. Features include a three-level elevator servicing all main floors and the rooftop belvedere, a wheelchair ramp in the garage, and a caretaker suite enabling aging-in-place options. Additional thoughtful touches include automated mechanical and lighting controls, ensuring ease of use and optimal comfort throughout the home.
